Hargett is an internationally recognized presenter and advisor on organizational culture, helping companies who strive for service excellence in all aspects. Merrick Manor Secures $59 Million Construction Loan

Rising in the heart of Coral Gables, Merrick Manor, part of ONE SIR’s development division, recently obtained a $59 million construction loan from Florida Community Bank to help bring the project to life.

On going at 301 Altara Ave. the luxurious project will feature 227 residences throughout a 10-story building by the pioneering Miami developer, The Astor Companies.

The 24-month loan is not the first one The Astor Companies received from the Weston-based bank. The bank, also financed InTown, a development in Little Havana, which was completed and sold last year by Astor.

According to Henry Torres, President, CEO and Founder of The Astor Companies, the loan not only represents an important milestone for the project, but also sends a positive message to the market place as it continues the momentum of the development.

The 227 residences at the Mediterranean Villa style condo will start at $499,900, and feature top notch amenities embracing all the luxury and lifestyle of “Gables Living. ”

Dennis Carvajal Top 4 Under 40 & Top Producer at ONE Summit 2017

ONE Sotheby’s International Realty’s annual ONE Summit was held as the J.W. Marriott Marquis, in Downtown Miami, with more than 500 local agents and global affiliates in attendance. The event is the company’s yearly conference where new marketing and technology initiatives are introduced and brand strategy and ultra luxury market updates are discussed. This year 65 Sotheby’s Realty affiliates attended making it a prime networking and business development opportunity as well.

One of the highlights of the day was the Top 4 Under 40 panel, moderated by Janie Coffey. Dennis joined the panel, which included Nick Damianos of Damianos Sotheby’s International Realty, Jere Metcalf of Atlanta Fine Homes Sotheby’s International Realty, and Damian Ross of Daniel Gale Sotheby’s International Realty. Each one shared their rise to success, tips on how to cultivate leads, and their experience on how the Sotheby’s brand has taken their business to the next level. For Dennis his “Sotheby’s Moment” was this special anecdote that he shared:

2017 Trends Market Report Released

2017 trends

ONE Sotheby’s International Realty has released the 2017 TRENDS Market Report produced in partnership with Integra Realty Resources (IRR). The report has become a key tool for forecasting the real estate market in South Florida. Last year, the in-depth analysis predicted that there wouldn’t be major retreats in market-wide pricing, but due to inventory being built in some sectors, pricing was going to be affected. In addition, it predicted that global markets and currencies would start to see some stabilization with it translating into active buyers for South Florida in approximately 3-5 years.

The TRENDS report data for luxury markets in 2016 shows the number of transactions in almost all segments declined making prices vulnerable. By market, our analysis indicated that traded markets were hardest hit with 10 to 12 transactions year. In Broward, single-family home transactions between $1 million to $5 million declined by 9%, whereas transactions over $5 million increased and inventory remained steady.

2017 is expected to remain strong with a 3% employment gain in 2016 as one of the main reasons. Positive economic growth is on the table due to a possibility continued interest rate in 2017, which will attract buyers that have been hesitant in the past. The luxury market, especially waterfront homes, in the $1 million to $5 million range need to be serious about pricing in order to close a deal. Overall the economy remains in a strong place and 2017 is going to be a better year for real estate, as long as sellers are realistic about what they are pricing their properties.
